Northwest Charlotte: A Region To Watch

 

Sonoma Village is located in the northwest area of Charlotte near Highway 16 and adjacent to Interstate 85 making access to Downtown Charlotte a minimal drive time. Also nearby is the most recently completed interchange of the 485 Beltway Loop furthering access to all areas of the city. The overall 485 Beltway Project is projected to be totally completed within 4 years.

Also within easy reach is Charlotte Douglas International Airport with its average 587 daily flights serving 159 domestic and international cities. Serving 15 million passengers annually Charlotte ranks as the 12th most active transportation center in the United States. The airport continues to expand to better service the growing number of passengers flowing thru Charlotte Douglas. Current plans are to add an additional runway.

There are presently 66,194 people who live in a five mile radius of the community with projections of a 13.25% percent increase in population by the year 2010. In that same time span and region there are expectations by the Charlotte Chamber Economic Committee of a 76% increase in incomes over 100K and a 2% increase in renters within a 5 mile radius of Sonoma Village.

Central and key to this area are 2 major industrial parks of Chemway and CXS . These parks house the Duke Energy Operations Center which acts as the central nerve center for “all” of Duke Energies satellite local offices. Other major employers in the park are Pepsi, FedEX, Leggett & Platt, Mauser, Cabinet Craft and Rexall to name only a few.

Retail commerce is also at the forefront with a number of established shopping complexes. Shopping centers located within a 5 miles include the Coulwood Shopping Center, Catawba Village Shopping Center, Rozzelles Ferry Shopping Center, the Mountain Island Marketplace and Sunset Corners. There are also two new super shopping centers Callabridge Commons and Callabridge Landing by Collette & Associates which is located near the interchange of 485 and Hwy 16. Some vendors include Wachovia Bank, UPS, Subway, Super Wal-Mart, Bank of America and McDonald’s. New development includes Mountain Island Promenade, a 120 acre multi-use facility with a $133 million dollar price tag, will also be located nearby. It will include 360,000 sqft of retail space, 165,000 sqft of office space, 125,000 sqft of under ground climate controlled storage and 865 residential single family units.

Additionally, people are drawn to this area because of a number of recreational diversions such as the newly renovated Pine Island Country Club (private), Pawtucket Golf Course, Little Rock District Park, Coulwood Park, Tuckaseegee Park, and the new US National Whitewater Center that is attracting attention with hopes of hosting an Olympic Event in the future.
